Rents are net of VAT and exclusive of rates and service charge. The landlord is seeking rents as follows: Unit 1 - £6,500 per annum Unit 2 - £7,750 per annum Unit 3 - £12,000 per annum

Lease Term

The units are available by way of a new 6 year lease contracted outside of the Landlord and Tenant Act 1954, and subject to a 6 month rolling Landlord break.


The new station will provide a number of new retail units which are external facing. Unit 1 is situated on the north side of the station and Units 2 and 3 on the south side. All units are in a shell condition with capped off services.


The new Abbey Wood station opened in October 2017, serving the up and coming suburb of Abbey Wood in South East London. The station has been fully integrated into the Harrow Manor Way flyover and will sit over the railway where the two Elizabeth line tracks will terminate, and the existing Southeastern line will continue through. The station will be served by the Elizabeth line from the end of 2018, and will provide a direct service to central London and on to Heathrow, Maidenhead and Reading from December 2019.


The units have not yet been assessed for business rates. Interested parties are advised to check with the VOA or local authority.
